Biggest September Quarter for auction sales in eight years

Nearly 7,500 properties were sold under the hammer across Victoria in the September quarter 2025, marking the state’s strongest result for this period since 2017.

According to the REIV’s latest analysis, the September quarter 2025 recorded 7,481 homes sold under auction conditions – an increase of 5.8 per cent compared to the same period last year. It is currently the third-largest September quarter on record, behind 2015 (8,575 sales) and 2017 (8,384 sales).

Four metropolitan suburbs surpassed 100 auction sales during the period, led by Craigieburn (151) and Reservoir (145). In regional Victoria, Warrnambool (21) and Belmont (17) were the top-performing suburbs, both achieving a 100 per cent clearance rate.

Sixteen suburbs at least doubled their number of auction sales year-on-year, led by Pakenham, which recorded 15 sales under the hammer compared to just two in the September quarter 2024.

At the municipal level, Monash emerged as the hotspot with 491 auction sales, representing 6.6 per cent of the state total. Moonee Valley posted the strongest annual growth, with auction sales rising 26.7 per cent.

Looking ahead, rising activity levels may continue in the coming months, supported by recent interest rate cuts and new government initiatives such as the First Home Guarantee.
